The Challenge

This 4-bedroom Benalmádena apartment on the Costa del Sol had no air conditioning at all — the previous owner had relied on natural ventilation and ceiling fans. Spanish summers in Benalmádena reach 35–38°C for 8–10 weeks, making the apartment genuinely uncomfortable and reducing lettings potential during peak season. The client needed a multi-zone climate control solution that could be installed cleanly in an apartment with a non-negotiable aesthetic — no visible external pipework, no surface-mounted ductwork, and a controller interface compatible with the property's existing smart home system.

The Solution

Multi-zone air conditioning with Airzone smart control for 4-bedroom apartment. Individual room temperature control.

Technical Specifications

  • Ducted AC system with 6 zones
  • Airzone smart dampers and controls
  • Individual room thermostats
  • Mobile app control
  • Energy monitoring system

Our Installation Process

1

Apartment Survey & Cooling Load Calculation

We surveyed all rooms for ceiling height, window area, and solar exposure to calculate individual zone cooling loads. The south-facing living room (28m²) presented the highest cooling demand at 4.2kW at peak summer conditions. Total building cooling load: 9.8kW across 4 zones. We specified 4 independent ceiling cassette units to allow individual zone control without overcooling unoccupied bedrooms.

2

Cable & Pipework Routing Plan

All refrigerant pipework and electrical cables were routed through the building's existing ceiling voids, accessed by temporarily removing sections of the suspended ceiling. External condensing units were positioned on the apartment's private south-facing terrace, connected through a single 80mm core-drilled penetration per unit — each sealed with fireproof acoustic compound and finished with a paintable grille externally.

3

Airzone Smart Controller Integration

Each cassette unit was fitted with a concealed Airzone thermostat in the ceiling. The Airzone central controller provides both individual room temperature control and integration with Alexa and Google Home. The system was also configured for the existing KNX smart home bus, allowing zone temperatures to be part of the apartment's existing automation scenarios — including a 'holiday mode' that sets all zones to 28°C protection mode when unoccupied.

4

Testing, Balancing & Handover

Each zone was tested for airflow balance, temperature differential, and noise levels. The system was set to maximum cooling with doors closed to verify no temperature bleed between zones. Commissioning data — pressures, superheat, subcooling — was recorded for warranty records. The client was trained on the Airzone app and received the REBT Boletín Eléctrico, refrigerant installation certificate, and Mitsubishi warranty registration.

Assess airflow, capacity and compatible controls

Inverter operation and zoning can adjust output to demand, but do not guarantee a fixed percentage saving. Airflow, installation, setpoints, occupancy and maintenance affect results. Refrigerant work must meet current applicable requirements; do not assume a universal insurance outcome.
