The Challenge: R22 Refrigerant Phase-Out — Banned in EU Since 2015

This Málaga city centre commercial building — a 1,200m² mixed-use development with ground-floor retail and four floors of offices — had an ageing R22 split system installed in 2009. The refrigerant is now illegal to recharge under EU regulation, and two compressors had already failed within 12 months. Staff were using portable units and fans in summer, creating both a comfort and productivity problem. The building owner needed a complete commercial AC replacement that could serve the entire building from a single plant, allow independent billing per tenant zone, and meet the efficiency standards required for the building's planned A-rating energy certificate.

Our Installation Process

Full Building Survey & Load Calculation

We performed a full CIBSE TM54 energy modelling survey, calculating cooling and heating demands for all 8 separate tenant zones. Peak simultaneous cooling load: 68kW. Diversity factor of 0.75 applied for simultaneous use, giving design plant size of 51kW. The existing electrical supply was verified for the additional demand of the new outdoor units.

R22 Recovery & Safe Disposal

All residual R22 refrigerant was recovered by our qualified engineers using dedicated recovery equipment — this is a legal requirement under EU Regulation 517/2014. The recovered refrigerant was transferred to a licensed disposal facility. We issued an refrigerant equipment record card for each old unit removed, as required for the building owner's compliance records.

VRF System Installation — 4 Days

Two Mitsubishi City Multi PUHY-P outdoor units (26kW + 26kW) were positioned on the roof with anti-vibration mounts. Refrigerant distribution piping was installed through the building's vertical riser shafts. Each tenant zone received ceiling cassette indoor units sized to the individual load calculation. All pipework was pressure-tested and leak-checked before refrigerant charge.

Tenant Metering & BMS Integration

Individual energy metering was installed per tenant zone using Mitsubishi's ME1 energy counting option, allowing the building manager to generate monthly energy reports per tenant for proportional billing. The system was integrated with the building's existing Siemens BMS via BACnet IP, enabling centralised monitoring and fault alerting.

Certified refrigerant handling is a legal requirement for all AC work in Spain

Spanish law (RD 115/2017) implementing EU Regulation 517/2014 requires all engineers handling refrigerants to hold the appropriate refrigerant handling certification. Installation by uncertified technicians is illegal, invalidates manufacturer warranties, and may void property insurance.

SCOP ratings are 15–25% higher in Málaga's H2 climate zone than northern European reference conditions

EN 14825 seasonal efficiency (SCOP) calculations use standardised climate reference points. Málaga's mild H2 climate zone produces SCOP values significantly higher than the same units tested in colder northern European conditions — meaning real-world savings in Málaga exceed official label figures.
