The Challenge

The Nerja apartment had three wall-mounted splits installed in 2013 — each a different brand, none covering the dining area, and all running on R22 refrigerant that can no longer be legally recharged. One unit had already seized. The owners, who let the property short-term, were receiving guest complaints about heat in the dining room and poor cooling performance in the main bedroom. Any replacement needed to modernise the system, eliminate the R22 compliance risk, cover all spaces, and be achievable within the apartment without major structural work — the property is in a heritage-listed building in Nerja's old quarter.

Our Installation Process

R22 System Assessment & Recovery

We used pressure testing and electronic leak detection to assess the state of each existing unit. Two were found to have minor refrigerant losses; all three were removed and the remaining R22 recovered by our qualified engineers using certified recovery cylinders. Complete refrigerant records were issued to the building administrator as required under EU Regulation 517/2014.

Heritage Building Installation Constraints

The building's heritage listing prohibited visible external condensing units on the street façade. We resolved this by positioning both new condensing units on the apartment's rear terrace, shared with one other apartment owner. Refrigerant line sets were routed through the building's existing service void — no new penetrations through listed masonry were required. All cable runs were concealed in period-matching white mini-trunking.

4-Zone Installation Including Dining Room

Four Panasonic Etherea wall-mounted units replaced the three ageing splits, adding coverage for the dining area that had previously been unserved. Unit placement was optimised for airflow distribution in each room, avoiding draughts over seating areas. Each unit was connected to its own RCBO on the existing consumer unit — a safety requirement often skipped by budget installers.

Smart WiFi Setup for Remote Landlord Control

Each unit was configured with Panasonic's wireless LAN adaptor, allowing the property owner to control temperatures remotely via the Comfort Cloud app. This allows the owner to set a 'between-guests' temperature of 26°C while the apartment is vacant (preventing unnecessary running) and to pre-cool to 22°C 30 minutes before each guest check-in. The app also provides real-time energy monitoring per unit.

Certified refrigerant handling is a legal requirement for all AC work in Spain

Spanish law (RD 115/2017) implementing EU Regulation 517/2014 requires all engineers handling refrigerants to hold the appropriate refrigerant handling certification. Installation by uncertified technicians is illegal, invalidates manufacturer warranties, and may void property insurance.

SCOP ratings are 15–25% higher in Málaga's H2 climate zone than northern European reference conditions

EN 14825 seasonal efficiency (SCOP) calculations use standardised climate reference points. Málaga's mild H2 climate zone produces SCOP values significantly higher than the same units tested in colder northern European conditions — meaning real-world savings in Málaga exceed official label figures.

Holiday lets in Nerja create a specific AC challenge — the system needs to perform at the same standard whether the owner is in residence or a guest is checking in having never seen the controls. We always specify a remote access solution, set meaningful temperature limits (guests cannot set below 18°C or above 30°C to prevent extremes and bill shock), and hand over the property owner a separate admin-level app login. A guest complaint about the AC at 11pm usually has a solution that takes 30 seconds remotely.
